Deeds and floor plan differences

Hi all
I've accepted an offer and the buyers have had the survey done, then an electrical survey and a gas check. They've spotted that the floorplan (which I believe to be correct) is different from the deeds at the Land Registry. In effect, the deeds make it look like about 3 sq m of the kitchen is in next door's house! The wall is structural so I think the original (1800s) plans must have been drawn incorrectly.
I've talked to my neighbour who is happy to change the deeds.
My sol says I need a 'deed of rectification' but isn't clear on what that really means - who needs to draw up plans etc...
I'm just not sure what to do next - I rang the LR today, but they weren't clear who I need to draw up plans - will the EA's plans do?
Anyone had any experience of this? Any ideas how long it will take? Obviously don't want to lose my buyers, so anything I can do to speed the process up?
