Landlords and/or experience tenants - can you help?

Hi....

I am a single mother with one 14 year old son. For the past 2 years we've been renting a house through a family - owned property company that has about 50 or so houses.

Fairly soon after I moved in my circumstances changed as far as work was concerned and the rent became a bit of a struggle. I did ALWAYS pay it, but it started to become a bit late most months.

I've persevered since then because we do love the house, but it became increasingly clear that my situation wouldn't change anytime soon and I felt it was the most sensible thing to do to give notice and move somewhere more affordable for us.

The landlady was absolutely fine and came round for an inspection the next day to see if any work needed doing before it was re-let (first time she's been round in 2 years) - and pronounced it "immaculate". They then advertised it and have been bringing people round etc. They've now found new tenants who are due in on Jan 4th.

BUT - sod's law.....I've just been offered a full-time job (after a solid year of applying everywhere) meaning I can now comfortably afford the rent.

My son and I desperately do not want to move - it's perfect for us in every way. I really, really want to take back my notice but I'm worried about where I stand legally and also, as silly as it sounds, how cross my landlady will be about it.

Has anyone been in this situation or dealt with a similar one before. Any advice would be much appreciated. Thanks.

(PS: No money is owed and the house is in good condition).

    Well the new tenants won't have been signed up (just in case you didn't move out), so I would speak as soon as possible. Hopefully the new tenant can be housed in one of the other 50 properties.

    as a LL of 11 years, i understand that folks' situations change frequently with little or no notice...

    if you are a long term good tenant i would prefer to keep you on rather than take on an unknown quantity.... take all your correspondence to your LL and have a chat and be absolutely upfront about everything.. and hope you can persuade him/her to keep you on

    I think the only thing to consider is whether the letting agent or new tenants have incurred any costs up to this point. There may be a claim against you here but hopefully not. I agree with clutton, as a landlady of 10 years i'd prefer to keep you!
