How soon to complete?

Offer accepted 17th November, probate sale. Has a bankers draft ready to pay so presume no mortgage, not having a survey done. Buying all furniture in house so nothing needs doing at the house. Wants to be in by Christmas. Is it possible? As of offer date the energy survey hadn't been done, that was being done 5 days later.

    If there is no mortgage and the buyer isn't going to get a survey or searches, the transaction can be done start to finish in a week (I know, I once did it).

    Having said that, it is amazing how many apparently straightforward conveyances can hit snags and delays. Much will depend on whether the respective lawyers pull their fingers out and get the paperwork sorted out in time.
    I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.
  • I think the usual conveyancing paperwork is being done. She just wasn't having a survey and is apparently desperate to be in by Christmas. The executor is notoriously slow with everything so I suppose he could be the hold up, again! Thanks
