Boiler breakdown in a rented house .. a nice story

My combi boiler broke down on Friday evening due to the condensation pipe freezing (hasten to add this pipe wasn't insulated, nor big enough to comply with current building regs and was installed by a plumber subcontracted by the management company before I moved in)

My landlord has been fantastic throughout .. firstly offering me hotel stays which I politely declined, arranging all additional heating to be given to me. The management company had only given the plumber one fan heater to give to us to keep the house warm !! ... I have a 4 bed det house with 3 kids so not enough to heat the rooms

I am having a new boiler installed on Thursday .. (so looking forward to a hot shower) and the landlord has just offered me a weeks rent refund as an apology :T... am chuffed to bits as I was worrying about how to pay for my electric bill with all these fan heaters running.

Good to hear of a great Landlord for a change. Usually all we hear are the problems. My Son also had a problem with his boiler and the Landlord had it fixed within a few hours.

  • Is indeed a nice story. It's things like this that create a lot of goodwill for tenants. I stayed at my last place a year longer than I would have otherwise just because my LL was good.
  • Very nice gesture from the landlord
  • New boiler for a frozen condensation pipe? Blimey. Ours freezes every 24 hours or so in this weather. 2 minutes with the kettle does the trick.
  • Very good to hear about a LL who knows about customer care!

Sorry I should have expanded on that, the condensation pipe froze and the water that couldn't escape from the boiler has overflowed from the trap and leaked into the electrical components. I had green oozing "pus" from the electrics as the plumber described it. Apparently 9/10 frozen condensation pipes are cured with boiling water and its what the plumber did first.

Sounds 'orrible! :) Maybe I'd better sort mine out properly.

I haven't met my landlord but we have conversations via the phone and text. I don't want to move from here as I have the kids all settled after a horrible time with my divorce and house sale but he pays the fees I get charged for renewing my yearly contract as he wants me to stay :)

I think I'm very lucky to have a fantastic landlord after reading some horror stories on this forum.
