If you had the spare cash then you could buy this £105k house for £112k and people down the block could later say your house sold for for £112k so it must be worth that. New Build blocks often have the first house purchased by the builder / family member at a high price so as to set a sale value for the remaining houses. Offer £105k and if you get it I promise you won't be sickening.
