    I think they are likely to tell you what you want to hear in this case. After all, they want it sold before the vendor emigrates - otherwise they lose their commission, especially if the vendor decides to rent it out instead

    So they may well spin you a line that the house has been on for six months when in fact it has only been on for two. They will do that to encourage you to make SOME kind of offer - any offer in fact.

    You could ask them how long it has been on the market and then, separately, ask the vendor the same question to see if the answers agree...

    Your best bet is to try and find out how much houses in the immediate area have been going for and take it from there.

    Is the property on rightmove? if it is i have admin rightsd to it due to my job so let me have the post code, value and estate agent its with and I can tell you when it was uploaded to rightmove for you. I can also tel if it was on with another agent beforehand.
    PM me the info if you dont want it in the public view.

    1 month to sell house + using 2 agents = desperate to sell!
    (However as someone paying 40k over the asking price for a house, take any advice I give with large quantities of salt!)

    We are in a smilar postion buyer off to OZ. They are going next week for a holiday and they sound eager to sell. Its been on market since last Summer from what I can tell, well that when they had a buyer but they pulled out last minutes. The house is for sale at £149,950 but we have to sell ours yet which is only on the market from Tuesday this week, although I bene told it well sell quickly as its a 2 bedroom terraced.

    Its also on rightmove.

    The last house for sale on the same street that I can find in nethousprice was in Feb 2006 for £143,000

    There is another house on same street but needs some attention, doesnt have a driveway or garage and going for £132k, The house we seen is far more modernised, 1 garage, large workshop (ex garage), driveways is small though you can just fit acar but its on a slope.

    hi all we just veiwed a property for the second time with our heads not our hearts it is currentley on market for £205.ooo reguireing extensive work and a new roof at a cost of £10.000 plus vendor has moved out so is vacant possesion would anyone say 170.000 would be a fair offer

    these days it is all relative to be honest. If a house needs say £20k spent on it to get it to a livable condition and was on for £200k i would expect it to achieve about £170/£175k. That is assuming the £200k price tag is for a house in good condition and it already hasnt been priced with the defects in mind.

    Thanks to all for the advice especially Tyders who sent me some excelent information. Today I have had an offer of 215k (and vendor pays stamp duty) accepted. There were two properties for sale and both couples emigrating and both properties on with rival estate agents. It felt good playing off each against the other. Basically I have got the property 7k less than asking price which had already been reduced by 15k. So once again cheers all and now for the stress of moving. I will of course keep all updated with problems and solutions as we go on.
