On November 16th I finally got the keys to the flat I put £850 down on plus £145 for a credit check (£350 rent, £500 deposit for
Ian Perks)
I was living with my parents so I moved things in when I had time before or after work for about two weeks, once I finally moved in I discovered the fridge didn't work (blew up once turned on) had it replaced within 3 days.
A few days later I needed to do the clothes washing and washing up so I turned on the washing machine which didn't work, and the boiler didn't provide me with any hot water. I phoned up and was told I might have to pay for it as its in my contract. Today it got fixed and the landlord paid but I'm still waiting on the boiler.
I just wish to know if people think I should write to Mr perks about this? I'm being told by friends and family to ask for a cut in rent this month but as the flat was down "unfurnished" I'm not sure if I can?

The landlord's washer is not your responsibility.
Has someone been out to look at the boiler?0 -
The fixtures and appliances in place at the start of the tenancy are not your responsibility unless something you have done has casued the breakdown.
I do remember, though, a thread a long time ago (maybe by N79/TBS624???) that found some piece of old legislation to state the opposite?
In general terms and with most tenancy agreements, the above is correct though.0 -
This is all highly dependant on what your arrangement with the Landlord was/is.
For example was the flat unfurnished but you asked the LL to leave the appliances as you didn't have any? Did they agree as a goodwill gesture on the basis you maintained them/they wouldn't replace them if they broke?
Are they on the inventory?
Or was the flat advertised with appliances?0 -

This above is what you need to take note of OP. If on the inventory then the LL should deal with the repairs. A boiler should be dealt with by the LL as an integral part of the let.
If you took the property as unfurnished, but asked for certain things to stay from other tenants, like the washing machine, and it was not on the inventory, then you have to pay for repair.
I can give an example. A few years ago I was letting a property that when the new tenants came round included a dishwasher that was still in situ and going to be left by the then current tenants. I stated that it would be removed before they moved in as not part of the tenancy agreement. The let was unfurnished and didn't include any white goods. The new tenants said that they wanted it to stay, so they took it on not me. I did insist my electrician OK'd it, as so the cooker they wanted installed etc. But they have had many years of not having to wash up from it, so happy.
I would really suggest you read your AST carefully, your inventory etc as to what is your responsibility and what is your LL's.
Good luck OP.:)

Thanks very much all,
Should I at least ask for a reduction in rent because of the boiler? My only source of heat apart from the shower? Tbh I can't believe I've had to pay £145 for my credit check and now again for my girlfriend to move in.0
