Selling Residential/commercial -meters

We are selling our house and business. Although one property it is on corner plot & has two linked title numbers & 2 different addresses. You can freely move between both addresses. We have received and accepted an offer.
We are unlinking the title deeds and we have blocked off access to the commercial property. The buyer is paying for the commercial bit in cash and getting a mortgage for the residential bit.
The survey has been carried out and the surveyor has got his knickers in a twist as there is only one gas & electric meter. He is demanding that another gas and electric meter be installed for the commercial bit. This is holding up the buyer getting the mortgage.
The meters are registered to the residential address, so what does it matter if there is only one set of meters, so long as the gas & electric company get their money they don't care & whats it got to do with the lender if you want to pay for someone elses's gas or electric.
Do we have to install another set of meters or is the surveyor talking out of the back of his..........
The surveyor will not be allowed to set foot in the commercial bit as that is being bought for cash so will never know if a set of meters have or have not been installed.

If the properties are separate they should have separate meters. You may also find that commercial users may pay a different tariff.

It would be an unwise purchaser who only had half a property surveyed.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
