Just a quick one

Me and my OH are now planning to rent a place together, for the first time, nearer to where we both work. My credit history is good and know I can get excellent references, however his credit history is not so good and so i'm slightly worried about us both being credit checked by the letting agent.

Can I just let the letting agent check me, and take the tenancy in my name and then maybe add him on later?

Or is there any other way we can improve our chances? I will be i control of the spending so have no worries about our affordibility (and i worry a lot).

Any help would be gratefully received.

  • It might be better for you in the long run if you don't have any financial links to someone with a poor credit-history. If you can afford the property on your own income alone I would very seriously consider applying and having the rental-contract in your own name.

    However, people with a poor credit-history may still pass the landlord's affordability-tests.

    I did this in reverse when I rented this place as I wasn't working at the time. The LA just credit checked my husband (although charged me the fees as well!). I was told by lots of LAs that if another adult lived there they would have to be on the lease, so you may not be able to follow Bitter's suggestion.

    I was 'in between jobs' just at the wrong moment when we were looking to move, my name is on the agreement, but agency were told to put all 'financial checks' in my name, and 'character checks' in both names - the credit company still did a financial one, which despite my having no debts for years flagged me, but I refused to pay for the check on the grounds we said there was no point.
    LA only charged the one, and both names on the lease, but partner did, and still does pay all the rent!
    I'm in a job now, but nothing to previous wage, so he pays most of bills too!

    Well the situation is that me and my OH are both working full time. Me for 4 years in the same role and him for 2 years again in the same role and both jobs that are secure (well as secure as you can be at the moment).

    His credit history is not that great from when he was younger and he also has a CCJ however my credit history is spot on. Ive never been refused credit and am quite money savvy.

    I earn £20000 whilst he earns £15500 and so the £550pcm rent we are considering is totally affordable just again worried about his CCJ.

    But from what you are both saying we should be fine?
  • A CCJ is definitely not good news but I suspect that it might depend on how long ago it was and how he had run his finances since.

    im aware that a CCJ isnt going to help matters. Just wondering if my spotless credit history (completed loans, no missed payments etc) will go in our favour. Or if they would just consider me on my own.
