FTB - which survey?

Hi!!

I'm a FTB.
I've finally found a flat and my offer has been accepted.
It is just 2 years old and has a NHBC guarantee for 10 years.
What kind of survey do i need to go for?
Please advise.

    In your position I'd just go for the basic mortgage valuation. If you want peace of mind, then go for the Homebuyers. If everything is okay, you'll find the survey completly useless :) It's that way with most houses I guess, though the chances of there being any problems are minimal at this stage in a building's life.

    Valuation
    Homebuyers with value.
    Structural.

    If you go for a structural survey i guarantee you as god is my witness he will find something wrong.

    Apart from the fact that a full structural for the OP would be like killing a fly with a cannonball, we sold our 500 year old cottage and the full structural survey came back with 14 points. Some of them were:

    We'd piled some excess gravel up by the side of the house and it was within 15mm of the DPM; the 'eyebrow' of a window needed painting; the dormer window didn't have a little lead rose like nest door (!!!!!!?) and a window was cracked. I can't remember the rest but the cost of remedial works in total was about £20. I I took that as a pass with flying colours! They have to say something when they spend that amount of time in your house :)

    They didn't get a little lead rose included in the price of the house. I told them they'd have to pay extra, though they did of course try to renegotiate the price of the house ;)

  • FTB here, completed last Fri.

    Anyway we chose Homebuyers, our reasoning was that as a FTB we didn't want to be caught out and discover something ourselves that might of been revealed in the survey.

    Though our property is older than yours so you might not need the same survey. Sorry can't be more help can only say why we chose the survey we did.

  • I juts got quoted £645 by the Halifax for a homebuyer's report:eek: . Is this the going rate for one? It seems overpriced to me.

  • Hmmmm another issue I'm unsure on (there are sooooo many!) :rotfl:
    The property we plan to buy into (shared ownership) is an ex-council property which has been completely reconditioned / revamped / resomethingorother and now looks like a new build. New windows, heating system, kitchen etc. :T
    I'm thinking along the lines that if this work has been carried out by a reputable building company employed by the HA then surely the building work must be up to scratch? :confused:

    Am I being terribly naive? :o
