Can you go under the "fixed price" in Scotland?

We are considering putting an offer in for a house we like but wondering if it would be v cheeky to put an offer in £5k under the fixed price? Has anyone any experience of this? Is it doable?

    Of course you can offer below the Fixed Price. You could also offer below an Offers Over price.

    Have you hired a solicitor? You'll need them to make the written offer for you.
  • Thanks googler. The property has been on the market for quite a while now and perhaps that would work in our favour. We've been to view it once so want to do a second viewing and then put the offer in with what we can afford. The fixed price would be pushing it for us. Yes, we've got a solicitor to speak to next week. Thanks again for your advice :)

    List everything you think is wrong with it and add it has been on market for some time and put in a final offer - I did - was turned down - 2 weeks later they reduced price to what I offered (was going to reduce even further but felt.....cheeky). Anyways i got my flat.

    we are hoping that they'll just want rid of it quickly now as it's been on the market for around 6 months. they can only say 'no'.

    Absolutely offer less. Fixed Price is just the asking price. Nothing cheeky about going slightly (or even significantly) under the asking price. In fact, in this market a vendor would likely jump at a 5-10% offer lower than their asking price. Not everyone will, but it's a crazy vendor who won't reduce by 5% at least.
