Greenbelt Land

A local farmer has offered to sell a piece of land - a long thin strip of about 0.2 acres. The land is part of a dirt track over which various properties, including mine, have easements. Those properties, other than one, do not use the track as they have other accesses. The land is in Nottinghamshire. Development is impossible given the land is a track and various people have easements - might be able to squeeze a shed along the side where the track widens.
I doubt it would add much value to my property but would be interested if anyone has an idea of the value of this land.

It is worth what you or the other property owner who uses it is willing to pay.
Everyone else in the country (all 73.2 million of them) will say "It has no value". Why would anyone want to buy it?
Why do you? What will you gain apart from a shed?
Hard up local farmer trying to get some cash from land which is worthless to HIM, let alone anyone else!0 -

Is 0.2 acres big enough for a veggie patch and some chickens that would be worth a few hundred quid to me0

It's worth whatever you and the farmer agree it to be worth. The farmer may also want you to pay his legal fees.0
