Which survey?

It looks like we might be getting on that property leader after all, just awaiting for the EA to get some finer points confirmed with the seller.... but it is happening 
So now we have following dilemma:
Which survey should we do - just ordinary lenders survey of home buyers report? Is the extra cost justified and why?
In our case the property is a flat in an ex-council building, but the building has just gone through major refurbishment and as I see from some other posts more thorough surveys in case of flats can be a bit of wasted money? What is general opinion out there on this subject? Even more importantly any personal experiences, pro and con?
