No corgi certificate and selling home!!!

Hey all

I am selling my home and we have no corgi cert as when we had it installed we were a little strapped for cash! now we are selling it we need one!!

or do we?

what are the alternatives? i know building regularization is an option but in Bournemouth they want £273 for the privilege........

  • Well, we had a new combi boiler (gloworm) put in, this was in the place of an old one inc removal of tank etc. The work was done in Aug 08.

    since then i haven't had it service and feel like an bit of an idiot.

    Would a new landlords cert do?
  • I believe that to get a gas-safe certificate issued for your boiler it would cost in the region of £50-odd quid if no repairs are necesssary. Where have you got this £273 figure from?
  • Your options, I believe, are:-

    • Get in the local BCO
    • Get indemnification insurance
    • Get the boiler reinstalled legally by a gas safe registered installer

    £273 was the price for Council Building Control to inspect it to see if it is fitted correctly and sign it off, they said if it isn't fitted correctly they cant sign it off and it'll still cost me!

    What is indemnity insurance? and where can i get a policy if needed?

    Uninstalled and reinstalled.... sounds like a cheeky way of getting a new certificate! might phone a few local traders and see if any are willing to do this!!

  • Hang on.... i didnt realise you had to have a corgi cert for the boiler if you sell your house? Or is it only because you had it fitted 2 years back?

    Around my way, they cost £120 for the corgi bloke to inspect the boiler and issue a cert.

    Your options, I believe, are:-

    • Get the boiler reinstalled legally by a gas safe registered installer

    Reinstalled? Checked and if necessary any remedial work done.

    Or get a safety certificate (£50-80) and hope this satisfies the buyer.

    Nowadays a new boiler installation needs Building Control approval. This is usually issued on behalf og Building Control by the installation (GasSafe) engineer. A buyer will sensibly ask to see this.
  • I had the same problem when I sold my house 3 months ago, my new boiler was installed in Jan 07 but I did not receive a corgi certificate. The quickest way to sort is is to get indemnity insurance. This was arranged by my solicitor and it cost me around £100, I still am not sure of its purpose.
  • i think i am going to ask my solisitor which of the option would be best excluding building control as that im not prepared to pay £273 for someone to come and tell me my boiler (which has been fine for 2 years) works!

    I think getting a safety cert is going to be the best option as that gives the buyer piece of mind when buying the property.
