    I'm afraid whether he or the agency signed is irrelevant. YOU signed, therefore YOU agreed that the property contained the items listed in the inventory, in the condition described.

    Therefore that is the condition in which it should be returned (less wear and tear) - as he says.

    If you did not keep a copy (why do people not keep copies of documents they sign!!!?) you'll need to request one.

    Yes, ideally he could have listed items he wanted fixed, but as he hasn't you'll have to relay on the agents inspection in due course.

    Well done on getting the deposit protected!

    Well, if the landlord wishes to argue that the inventory is invalid, he's a fool! In THAT case there is NO inventory to which you've agreed, so the landlord has NOTHING to state what condition the property was in when you moved in. The 3 piece suite is missing? What 3 piece suite? There's no signed inventory showing a 3 piece suite!

    LL has no choice but to rely on the inventory you signed.

    If it goes to a dispute, THEY have to prove missing items or poor condition. To counter any claims they make, take lots of photos, and have a witness of your own inspect the place (a freind is fine).
