Hi
I just bought a house in N.I and moved in to find the vendor removed things listed on the contents as part of the sale.I have contacted my solicter but not sure what else can be done.
The viewings had been done by the agent who had a single front doorkey I have still not recieved keys for boiler, back door, patio, back gate padlock and windows.
He has removed the dishwasher, tumbledrier, oven from kitchen ( integrated ) left the washing machine but when tried to use it was left with a paddling pool in my kitchen.
He has turned off water and I cant even flush the toilets or wash.the heating does not appear to be working but cant be sure as cant get in to boiler house.
What can i do apart from beat the ***t out of him which while satisfying but not the most sensible.
Any help appreciated

Your solicitor will be able to tell you all the proper ins and outs, but basically when you signed the contract to agree to buy the house for X amount of money, that was dependent on the house being left in the condition you viewed it in, and all the things on the fixtures and fittings list still being there.
As the seller has removed these items ( basically stolen from you - they charged you a price inclusive of these, and then took them ) you will be able to sue them.
In an extreme case ( !!!) I imagine they would be in breach of contract, which would mean you could not take the house, and they would have to give back the money you paid.
What is more likely is that you could insist they return all the original things, or replace them at their cost, or compensate you for the money it will cost you to replace them.0 -
Surely as you have signed a contract and exchanged those items are yours so what they have done is theft.. Ring the police and report the theft.0

The best route is through the Soliceters, they were definately on the agents details and fixtures and fittings list?
Hope you get it sorted, not a good start.Pawpurrs x
