Grrr why is buying a property so stressful? first charge not answering letters

At the beginning of November our offer on a repo was accepted. We were dealing with BOS - on Friday we find out that BOS are the 2nd charge and the 1st charge A&L haven't given their consent yet.

After speaking to the solicitor again today BOS and their solicitors have sent 7 letters so far and made several phone calls but have not got any further.

  • S**t happens, banks/financial institutions are incompetent (I think there's been a bit in the papers about that these past few years..., particularly BoS), solicitors make mistakes/may have been chosen as the cheapest bidder...

    At least you ain't in the shoes of the poor s*ds who got turfed out of the place... (? will they come back & see how you are getting on I wonder...)

    Why have you been dealing with BoS rather than the 1st Charge-holder?? What made you decide to do that ??

    If you think your experience so far is stressful I must assume you've lived a very quiet life ....

    PS Mind you, My Halifax (same group as BoS) run a cracking little cheapo bank account service which I use for incoming rent: They transfer money to other (eg First Direct) accounts at no charge within one hour....
    I doubt the previous owner will come back to see us - although he is welcome to come in and have a coffee - although as far as we know he is currently in Turkey on a long holiday!!

    We've been dealing with BOS as they were the ones who issued the repossession in the first place. That's who instructed the EA, not the 1st charge.

    I've bought and sold houses for years but still find it stressful. Although this was seemingly running smoothly until now. I'm also impatient and want to get started on my new project.
