urgent advice needed, regarding minimum room sizes

a 2 bed place has 3 sleeping areas, the 2 beds and the reception room. if it were me, i would put bunk beds in the bigger bedroom, and sleep with my partner in the smaller bedroom. when the children get older (if you are still in a pickle and still there) then put some sort of room divider or hanging curtains across the middle of the big bedroom, or go and sleep in the living room and give the younger child the smaller bedroom
if things are that difficult financially that the council are helping you with the bond, then why arent you entitled to hb?
if they are just helping you with the bond, then why is it restricted on the properties they are showing you?0 -
48 sq feet is perhaps 8 x 6 feet easily big enough for bunk beds. I can't see how there is a problem with a 10 year old girl and a 4 year old boy sharing.0

I agree with those who say take it for now, work hard to get rid of the debts and then hopefully be able to rent a proper 3 bed house in a couple of years.
The 4 year old will be at school next year (if he is not already), so can you find a way to increase your income at that point? If he doesn't go full-time until next year, could you use this year to study for a qualification to enhance your career or something?
Just view this place as the short-term solution that it is.

When they reached the age of 14 many of the girls, and sometimes the boys, went into service, only returning home for the odd Sunday. Infant mortality was quite high and of course there could be a huge age gap between youngest and eldest. One of my grandparents (born in 1890s) was the youngest of 8, but only 6 lived beyond childhood.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

OP -take the property
You take the smaller room as others have suggested and look at room dividers/cabin beds etc for the kids: a local joiner may be able to come up with something specific that affords each of them their own space.
In the spring/summer get a insulated garden shed and let your daughter furnish it ( with your help, via freecycle) for an additional "friend space/den " or would there be room to site a small caravan ( subject to LL agreement) for occasional extra space?0
