Build-Zone - anyone had any experience?

I am trying to buy a property which does not have an NHBC warranty due to the builder having gone into receivership just as the property was completed.

NHBC can not now issue a warranty as it is over 12 months, Zurich have withdrawn from this market, Premier declined to cover due to the receivership (they did not see the property). We are now completing a proposal form for Build-Zone, who according to their website are accepted by most of the mainstream mortgage lenders.

We don't have a lender involved in this transaction but obviously realise that when we come to resell the purchaser probably will have so the acceptability of the cover is relevant to us.

Does anyone know anything about Build-Zone, lenders' attitudes to them (especially the completed building warranty) and any experience of making claims?

    Build Zone has been providing warranties since 2003.

    They are warranty link approved by government which means that they have had to reach some pretty specific requirements to get to the stage they are at. They are now comparable to NHBC and Premier when it comes to Lenders.

    Their website is updated with all the lenders as and when. In terms of claims they utilise an Independent Loss Adjuster to handle claims which works out a lot better for the customer than dealing with an in-house claims team.
