    have you read the procedure to go through on Shelters website so that you can get it fixed yourself and deduct it form the rent ?

    When did you last sign a tenancy agreement and for how long ? and what date does your fixed period start ?
  • We have gone through the procedure on Shelters website, however we can only fix it if we have a watertight documentation. At the moment we just want it fixed but don't want it to get any messier.

    It's been one month now and the plumber promised to come today and see it, he didn't. He spoke to my OH and was going to come tomorrow.
    As I wasn't getting satisfactory answers, I tried to call the guy and speak to him, my phrase was ' do you intend to come here, have a look and leave again without fixing it?'. At which point he started shouting down the phone, insisting I was rude, what motivation does he have for coming and fixing it? At which point I reminded him that he had a contract with the property management company and that's his motivation, he had the responsibility and duty to get it fixed. The guy kept shouting and saying ' ' I don't need the contract, you can wait for a year' at which point he threatened to hang up the saying ' I am going to terminate this call before I say something I might regret' so he literally threatened to swear and hung up.
    I was in no way rude or abusive and I think the guy just didn't like the way I talked to him, fair enough I didn't sugar coat it and point blank pointed out his attitude, that he'd been fobbing us for a month while we suffered in this cold.

    Not sure what to do any more? This is turning into a nightmare, with more cold weather on the horizon
  • Your first mistake was communicating with the guy direct: you should have been in touch with the agents as they are the party who are doing the contracting and paying. I'd have shouted at you if you'd spoken to me like that, especially when you needed him more than he needed you. Your second mistake was opening up the possibility for misunderstanding when you're the one who's cold and miserable. Get in touch with the agents right away and confirm whatever was discussed in that phone call in writing.
  • Well, we would have to communicate to arrange a suitable time to meet and what needs to be done and what need do I have of a guy that doesn't know how to fix it, has been coming around to fix it about twenty times in a month, promised to visit and never did. He needs an excuse simply to get us off his back, he doesn't know how to fix it and never will.

    The agents will simply say 'oh we'll have a word with the plumber and call you back in five minutes' and we'll not hear from them again for days.

    We were polite for a month and that has not got us anywhere, at least being assertive has made the guy turn up and replace the parts albeit the wrong ones that didn't need replacing ironically.

    And of course a letter has been drafted detailing what happened the moment the guy terminated the call on me.
