    Toto, I opefully will be renting privately. The 2-bedroom place I found is through an agent but it's private. Where I live, there is rarely rentals available direct from the landlord. They all seem to use agencies unfortunately.

    I stood guarantor for my son on his first flat. The agency e-mailed my company's accounts department who completed and returned the form the same day so the checking on employment need not be a drawn out process and if it was to be hubby, this could be a way of getting around him causing delays.

    Thanks Bossyboots....I asked him and he doesn't want to be the guarantor! I'm really stuck because I can't ask any of my friends and they have problems of there own! He is well aware that if he can't/wont do this then I cannot move out. The situation is really bad here.

    Somtimes I wonder if I should declare myself homeless - but I have heard that living in hostels with kids is not very nice! I'm not sure I could put my little one through that. I did explain to my husband that it doesn't matter if he doesn't care about me but I will be looking after his flesh and blood 80% of the time but he doesn't want to know because he says I won't pay my rent and he will be chased for it! (of course I would never do this), but as it stands if I have no guarantor then I have no house! : (

    Not sure if this is too late, but you could see if the council run a rent guarantor scheme. Some do, as this is such a major issue when a lot of people on lower incomes need to move into private rented.

    Regarding presenting as homeless. It would really depend on where you are living now. Do you and your husband own the property you are currently living in? If so, then the likelihood would be that they do not have a duty to assist, as you could reasonably be expected to remain where you are until you are able to sort out alternative housing. Also, there could be some equity in the property that you would have a right to, which would assist you in paying the rent or buying another property.
