Students withholding rent - default notice worries

it's £300 each a month, £75 a week, pretty standard price for a popular student area, though I agree that students usually just go where they think is best and don't look at all the places where they could live.

I have a house I let to some students. I haven't got the repairs done.
I admit I'm in the wrong, the fact that they had no heating doesn't matter to me though.
At the end of the day I am in the wrong and the students are not (which I have been told several times) and I know to get repairs done in future. However I still haven't had this repair done and here's how I'll deal with it:-
To those who say get it done and stop worrying, I am against doing this as I don't believe they will take any further action, and will carry on paying even if I don't have the repair done.
I am only willing to get the repair done when I receive a formal written letter through the post asking for the repair. Or if they take me to court to enforce a repair. I don't think they will though.
Is this what you'd do if you were the LL? It seems that you are the rogue in this case, not the LL. In the future i'm sure you'll carry on with the same attitude in life. I hope I never have to have any dealings with you.0
