EPC Essential, or Not?

Hello there my little chummies :)

Right - I'm trying to find somewhere to rent, but looking at stuff like:
- static caravans (residential)
- ex holiday lets (now on ASTs for whatever reasons)

Do these still legally require an EPC to rent them out under an AST?

Mostly these will be dealing directly with the owners, not through agents. But I suspect a bunch of them might be oblivious.... so don't know whether to ask for EPC or not (they might think I am a trouble-maker if I ask and they haven't ever heard of one).

    wise questions PN - a friend of mine lived via an AST in a stone holiday let in the country and altho it was gorgeous in the summer, nice and cool, with stone flagged floors, huge picture windows, high vaulted ceilings (converted barn) - in the winter it was utterly unbelievable cold.... £580 for a winter quarter with electric heating ....

    as far as i know EPCs are needed for every AST rental

    Cheers, I'll take the moral high ground now when I ask them :)

    I'd rather they looked stupid for not knowing, than I looked awkward for asking weird questions.

    I'd have assumed that "any property to be let ...." would need one, but then it occurred to me that holiday caravans, holiday lets, holiday cottages - and those which were, but are no longer let for holidays - might be different.

    i dont know the legislation on this with regard to holiday lets ... but if the owner does not know about EPCs what else dont they know ? (as we say so often on here)

    If it's an AST, then as I would have thought you knew, it needs one.

    But on a practical level (and since you raise the issue of adverse LL reaction), is there any point?

    You're intelligent. You're experienced. You can look at a caravan/cottage etc and asses whether it's going to be godawful cold in winter or not!

    I'm unimpressed by the value of EPCs (just as much so as HIPs), and think the adage 'buyer (OK, Renter) bware' has more value.
