I dunno, I think it makes sense for anyone dipping a toe into unfamiliar waters to be prepared for the very worst outcome but to hope for the best. Surely, that's the only way to make a sensible plan when so much could be at stake?0

tenants who trash properties are very very very rare indeed..... many more will just do a runner if they cannot afford the rent0

All views are welcome & tenable - in that they are held - but my posts above are the unvarnished truth, I swear upon my children's lives &/or my wallet..
But yes, as clutton says, trashed properties are V rare (I bleedin' hope so - one's coming back 4th Jan, another 16th Feb!! I do hope the check-outs are civilised.....).

Friends/relatives and business don't mix.
As suggested above you must be prepared to evict - very hard with friends/relatives. Doubtless you are sure the need will never arise, but.... economic downturn; relative made redundant; rent arrears; "don't worry I'll make it up as soon as I'm back in work";
