Planning permmision and boundary walls

Hi
My mum is in the process of purchasing a property with the view of building an additional dwelling on the the land to the side of the property.
The land beside the house is the equivilent to the same size of the house she is buying which is semi detached.
If my mum was to build a house attached to the one she is buying to create a terrace (with the relevant planning permission and building regulations), Would she need to leave a meter gap between the new build and the boundary wall of the next property in the rd?.
Someone in the building trade has suggested this is what she has to do, this in turn would make the new build much narrower than the main house and would potentially mean a 2 bedroom as oppose to a 3 bedroom.
Is the distance of 1 metre from the boundary wall a necessity for planning, I keep driving around and looking at other extensions/and new builds and some have the metre gap and others don't.
Your advice will be greatly appreciated:)

there's so much that would influence that decision it's impossible to say what restrictions they would place on a development like that.

If the house is currently semi - arent her neighbours going to be a bit miffed to find their status is changed to end of terrace?0

Thanks for all your advice.
My mum will call the planners next week to discuss her proposed plans.
If it goes well she will then find an architect who will probably raise the same issues you have.

when i said to get an architect on board, i didn't mean to just plough ahead and get plans drawn up for it, you can get advice from one, at the moment a lot of architects will offer free consultations etc in the hope of getting some work!This is a system account and does not represent a real person. That is going to be her intention, first she is going to speak to planning because if it is a certain no go she won't need to waste an architects time seeking their advice of which may cost her money.Mortgage Feb 2015 £178,500 END 2043!!
