house under offer

Hi , just a quick question . we have seen a house onthe estate agents website that we like ,but it says its under offer , does this means its sold and no longer available . if theres an offer on it how come it doesnt say sold , sorry for sounding dumb, but we really like this house , any help appreciated thanks julie.

Give the agent a ring and ask what the situation is. My house is under offer. I have accepted an offer from someone who has yet to have his valuation done. I am still accepting viewings, not looking for a gazumper but nice to have a fall back position. Just to translate EA speak.
Under offer = not sold but someone might be interested hence has made an offer.
Sold STC = not sold and still on the market as it's in a huge chain.
If the house is properly sold it wont be in the EA's window or advertised anywhere!0 -

I wish I could agree. Both houses we like are SSTC and they both have a cash buyer - no chain.0 -

With the agents in my area it really does mean that the house is sold subject to contracts being exchanged and no more viewings allowed until otherwise advised.0 -

You hit the nail on the head - the EA are advertising the fact they have 'sold' the property which in turn makes people think the market is moving and if they were looking to move, that particular EA's board proves they can sell via that EA in that area.0 -
Viewings should still be allowed up to survey being done, unless buyer/vendor agree to stop marketing/viewings.0

I agreed with my buyer that this would be the case. The house I am buying however has been taken straight off the market after I provided evidence that I could afford it. I would always ask the vendor to take the property off the market once an offer is accepted as this is when you start to spend money as a buyer. Once you have shown commitment by arranging a survey etc - I feel it is wrong to still show people round although of course it is well within your rights. Unfortunately the point of exchange is the sold point...0
