    Wouldn't worry about the cooker really.

    However the lease is another matter. It is quite low - you need to know if you are prepared to pay for an extension in the future which will most likely be a five figure sum. If you are then go ahead.

    Agree with goldbyron - you could easily be looking at over £10,000 to extend the lease so concentrate on that for now - I'd get the vendors to pay for an independent surveyor to do a valuation of how much it's going to cost to extend. The valuation should cost £300 - £500.

    please bear in mind that these vendors are going to have exactly the same problem with the lease if you pull out and they get another buyer. No one is going to buy a property without the lease being extended.

    As someone said earlier, you are in a very strong position and there is no way that you should be paying for this. The vendor should have been advised to have sorted this out before they even went on the market- it is like trying to sell your house with part of the roof missing- you would fix it first!

    I recently sold a flat with 77 years on the lease which is of course quite a lot longer, but perhaps illustrates that some people will buy a flat with a shorter lease than others. Having said that, I am not one of those people :)

    As has already been said as a FTB and therefore at the start of the chain, you are like gold dust - use that leverage to your advantage.

    Unless you are absolutely besotted with the place and are desperate to have it, don't let them try and twist your arm.

    Yes, you can buy a replacement cooker elsewhere, but why should you? You made an offer in good faith after you had specifically asked if the cooker was staying. If they now go back on their word, that's their problem.

    As for the lease, as you can see from some other posts on here, if you buy a place with a shortish lease, you can end up getting a real lemon. Why put yourself in that position?

    Is the vendor the freeholder or the leaseholder? I suspect they are the leaseholder. Is it possible that they have tried to extend the lease with the freeholder and they have said "No", that is why the leaseholder is trying to get out? Don't let their problem become your problem!
