get your place independently valued by local estate agents. Even on a quick visit they will be able to give you a ball park figure on what it is worth on the open market. As it will be for development, you will be paid a premium for the property. This happened to a guy I know recently. He received market value + 30% and was told that this was about the norm from developers....and then the window licker said to me...0 -

We had the flat valued last month by a EA as we were thinking about doing a deal with the other guy and he said he'd put it on the market for £170 but was worth about £165.

If the developer wants it has he somewhere else he could sell you at a good price? Also what about stamp duty for your next place would they pay this as an added incentive for you to move.

Just to give you an idea of how greedy you can be.... I've had a developer sniffing about. My house is worth ~£165K on the open market. I've let him know through a third party that I'll ask for £250K, but will sell and move immediately for £240K.
He needs the property more than I need to sell, so it's up to him to make me the right offer. I'm happy with where I live, and when they scrap secondary (schools) selection here (NI) in a year or so, the values will shoot up, as the catchment area I live in has a huge amount of decent schools.
