Thanks for the comments guys.
So what criteria would you use to omit or include various searches?
Examples?
yes, I'm interested in this too -
is it necessary to have an environmental search when you know the property, know how long it's been there and that its on a (fairly) modern estate?
What is a Chancel search?
Sorry if this all sounds a bit dumb - I just bought my house years ago and paid the solictor the money to get on with it! So now I'm thinking of possibly buying a BTL property - i need to know some more!0 -
So - do you need to be reassured that the property is connected to mains water and drains, where the drains go and where they join the mains?
1950 suburban estate of semi-detatched houses. Pretty obvious the drains are there and work. Do you care exactly where the house is connected? You can probobly see the manhole cover in the front drive anyway.
1850 isolated rural cottage. Drains could be anywhere or non-existant. Could meander under fields or areas with poor access which is expensive when the original drain rusts through. Might/might not be connected to mains.
So, same decision on a drainage search or different?0
