I really doubt from what you've said will prevent you from renting, especially if your renting with your girlfriend too. When I submitted my info to the estate agents for credit checks it showed I had been overdrawn by about £1000 for the last few months but as my partner had sufficient money in his account we got the place regardless.

  • Cheers again everyone, just looks like I'm going to have to try and forget about it till I hear back (yeah right!). I know its stupid to say but I think I'm going to act like we've got it otherwise its going to be a mad rush before xmas if I don't start getting stuff ready now! Fantastic timing or what!
  • Just an update on this,
finally got our responses from our banks we got the average reply for both of us, apparently there are 3 different standard replies, and we got the middle one. So even though we earn 40k between us, and have good credit, no arrears or anything, because our bank referneces weren't amazing, we need a guarantor if we want the house. The stupid thing is, we spoke with the referencing company, and they said we were both a good risk, its the landlord themselves that wanted the bank reference!

This is ridiculous! Don't partically want my dad to be responsible for me and my girlfriends first house!
  • Just another update, all is good now, the letting agents were very difficult and very very unreasonable but we have signed the contract and we move in next Wednesday :D Cheers for everyone for your advice, you were all right about the bank references, it was just the letting agent I should have been concerned about!

Anywho, cheers again everyone and Merry Xmas (nearly)

Im surprised the Estate Agents wanted you to get a guarantor, especially on the amount you both are earning, we even offered our EA a guarantor if needs be as we were despeate for the place but they never wanted it and we only have about £19K between us - I suppose it probably depends on the level of rent though too.
