Buyers conveyancer doesn't appear to know what they are doing?! Help!

Hi!

My husband and I are selling our house .. we've finally got a buyer.. (yay!) but I am getting very frustrated with our buyers conveyancer!

Our house is a shared equity house where you can only ever own 80%, other than that it's a standard semi detached 2 bed house where we are responsible for everything like a normal house!

Everything went to solicitors at the beginning of october, but the buyers conveyancer is treating the purchase like a flat and is asking if there's a contingency fund for painting, does it have a flat roof and who's responsible for the stairs. and all flat like questions..

Us and our solicitors answered all the questions (even though they were completely irrelevant) and sent them back, and now the conveyancer has said they are not happy with our answers and want's better answers and they will also confirm everything with the free holder!

Both us and our solicitor agree we can't answer the questions any more thoroughly as they are irrelevant as it's a house not a flat .

These conveyancers didn't give any contact phone number, so our solicitor looked it up and called them, and spoke to our buyers conveyancer to try and find out why they are asking the questions again and the only response he got was that his boss had said he should!!

Our solicitor has now not heard anything from the buyers conveyancer for over a week even though he's chasing (and we know he is as he's a friend)..

So we're going up the wall, we want a completion date and are at risk of losing our new house if we dont complete by xmas.. what the heck do we do?

Any advice please!?

    Use the EA to contact the buyer and ask them what the heck their solicitor is playing at. At the same time get your solicitor to speak to the Buyer's conveyancer's boss if he is the one calling the shots - no good hassling the monkey, its the organ grinder that needs to explain why he's asking!

    Right phoned estate agent.. he has dealt with a lot of sales of houses like our so is going to get hold of the buyers solicitor and try and put them straight!
