Homebuyer survey errors/omissions

    The survey was the dreaded housebuyers survey - but I don't think that excuses leaving off an entire section of the house. Particularly when there were clear signs of a leak there.

    They could have made up the other offer of course. I was booking a second viewing and they said they'd received an offer at asking price and seller would be deciding by Weekend - it spurred me to put in an offer. Difficult to know if true or not.

    Probate has been granted apparently.

    Both builder and surveyor who saw the property said it was a reasonable price. However they are looking at it from the perspective of people who can more easily get work done at a good price/free!

    Re the woodwork - it does seem to me quite urgent to fix woodwork that is holding windows in place. The surveyor seemed unusually glib about most of the stuff that needed fixing. As I say, I was surprised this carried on into the survey doc itself.

    I tested the central heating (via combi boiler) which didn't work. Hot water did, but the thermostat which was on, didn't show any activity and the radiators didn't heat up, even at max setting on boiler. Surveyor didn't mention this either.

    Re it being a bargain...
    A similar place on same road sold for £235 last June 2010 although mine's on a nicer corner plot and has private instead of shared driveway etc...

    On the other hand, another similar, same street sold for £285 in July 2010. I didn't see it, not sure why it's sold for so much more but by look of google earth it has loft extension and was probably in decent decorative order, which mine patently isn't. They even ripped out all four fire places!(it's a 'project')

    I feel it would be reasonable to get £5k off but whether they'll accept that I don't know. Not sure I feel bullish enough to walk away!
