Sorry not logged on in a few days.
This is where we are up to:-
I have spoken to the boyfriend several times. Sometimes he gets aggresive but I have kept calm,He has asked for 10 days to sort something out but i cant risk letting it drag on and also if i could pay to store his stuff somewhere he would leave ( but i dont beleive this).
i have spoken to some homeless shelters and housing establishments, Who i have tried to get him to speak to, they are meant to be going Tuesday morning to speak to one about housing them as she is pregnant! They cant go Monday as he is in court!!!!
In the meantime i have started reading and im going to get the ball rolling on this on Monday.

I have spoken to the ex tenants mother but she has not been able to shift them as yet.

Other people's personal problems are not your concern. As soon as the S21 is on their doorstep they will be down to their LA's housing department tout suite. Get moving! The process for getting rid of them could take months.0

Op - stop wasting time playing amateur social worker and get advice from Landlordlaw or a LL association.
You are clearly new to all of this and if you fail to serve the notices correctly you will only delay things further, giving the unwelcome guests extra time in your property in which to possibly trash it.
Some Ts know how to run rings around naive LLs. If the worst comes to the worst there are specialist firms who can handle the eviction process for you but as B&T says, you need to get cracking.0
