Please help. Planning reply

I recently asked my local planning officer if we could erect a wall around the front of our property and the reply i got doesnt make much sense to me, please read his reply.


The maximum height allowed on land adjacent to a highway is 2.0 metres from ground level, if the height were above this planning permission would be required.
Informally it is advised such a proposal would be resisted by the LPA has a brick or other wall/ enclosure would have a detrimental impact on the character and appearance of the area as the street comprises and features open frontages.

I would advise you check the deeds of your property as many such estates often require consent from the build company regarding alterations and walls though this is a Civil matter


can anyone understand this, i am not sure what it means

    In plain English it says that you are allowed to build a wall no more than 2m high from pavement level without seeking planning consent and said wall must fit in with others on the street.
    Also check to see if there are any restrictions/covenants on your property
    Be Alert..........Britain needs lerts.

    Thankyou for replying. Our only problem is there are no other walls or fences in the area in which we live. They were told this and the above is the reply i got. We live on the end of a row of houses next to a main road and we keep getting people cutting the corner over our front lawn. This being the reason to why we would like to put a wall up.

    so check your title deeds for restrictions, also if this is a newer development ask to see the original planning permissions as these sometimes have clauses written in (or approach the developer that built it)

    You don't need to go the expense of putting up a wall.
    Could you use large rockery stones at fairly close intervals around the perimeter? Or plant a border of small shrubs?
    If these don't appeal, there's the electrified fence solution ...

    A low fence with a hedge would be a much better screen, cheaper, more soundproof and more green.

    Thanks everyone for the replies.

    We tried putting plenty of bushes around and kids still go through the garden. half an hour ago i had someone ride over the lawn on a bike:eek: So i am definately thinking a wall.

    The house was built over ten years ago so i will check the deeds to see if it says about any restrictions.

    What about prickly bushes, that would sort them :D

    I've seen a link on here for prickly bushes, they're rated 1-10 on how prickly they are, guess you would need a 10, that would keep the blighters out :D

  • The person who advised you from the Council is wrong I think.

    I take it this proposed wall is right next to the highway?

    If so, you can build a wall up to 1 metre in height without the need for planning permission. (I.e. you wouldn’t need to apply to the Council Planning Department and there’s nothing the PLANNERS could do to stop you building this).

    Your deeds are a completely separate matter and nothing to do with the planners.

    Interestingly, a hedge is not development so, from a planning point of view, can reach any height - they can’t touch it unless you get up to Lei-Llandi style heights! Again, your deeds are a separate matter - the Council wouldn’t enforce these unless they sold you the house.

    They are saying that it if you want to build a wall that requires planning permission from the Council (i.e. is over 1m in height next to the highway), then they will refuse it.
