Viewing House too expensive

My wife and I are looking to move house. We have sold ours subject to contract, and had a house lined up. Recently we've had some problems with the house we wanted to buy, and there are delays galore. I think my buyer is getting twitchy.

We've been keeping an eye out for alternatives, and have seen one we both quite like. We haven't viewed yet. The reason being, we have a budget limit of 230000 max. We'd like to keep some of this back, so ideally, we'd like to spend no more than 220000 (225000 absolute max).

The house we like is on the market for 245000. Obviously this is outside our budget. My wife reckons we should go and view anyway, as they might take a lower offer. The house has been on the market for over 4 months, and has not been reduced in price. This to me suggests they are holding out for near the asking price.

I've read the post saying about people viewing who can't afford the house, and I'm especially wary of wasting everyone's time.

My question is this - is my wife right, or should we just forget about this particular house?

    Go and look....
    1. You might not like it anyway.
    2. You have sold and they might take a lower offer...you never know.
    We viewed a house we couldn't go up to - curiousity took the better of us. We liked it, put in 2 offers - our 3rd (and final) offer was accepted and its going through now.
    You'll never know if you don't try....

    I personally think you should go and view the house. It will allow you to see the difference of what you can get for your money (£220k / £230k) against houses that are on at £240k+).

    Plus you do not know what their situation is; they could be desperate to sell and may well take a lower offer.

    I know it could be viewed as wasting people's time, but a house is only worth what someone is willing to pay. Do you know if there have been any previous offers on the house? If there have, then it may well be that they're holding out for nearer the asking price, in which case it might not be worth viewing.

    I would say, go along and have a look, but never go over your maximum budget.

  • I agree with cuffie, definatly go and look you never know what other peoples curcumstances are, people are always going to be interested if you have allready sold (stc)

    Yes, I agree, have a look - I think the thing that people get annoyed about is people going to view houses worth £245k when they have a maximum budget of, say, £120k, so have absolutely no chance of buying it (they're just viewing out of nosiness or living in a dreamworld!). This is unfair on the vendor as it gives them false hope and wastes their time. In your case, you would be viewing a house that may possibly be within your budget, and if I was the vendor, I would much prefer you to come an have a look and make me an offer, than not come at all. Good luck with finding a house you love!

    Why not ask their EA if there have been any offers put in (and for how much - be cheeky!). You are in a good position if you are ready to proceed with a purchase.

    I'd say go and look. If you like it make a low offer and go from there. You are in a good position so it all depends on how much they want to sell.

    I agree go and look. I been looking at houses above my price of £145,000 up to £160,000 as we may get more due to shared ownership (Homebuy). However two houses I saw I wouldnt even buy it at £145,000 as they need a lot of work doing to them.

    I had my heart set on one house, deeply dissapointed when I went inside. Just shows you cant judge a book by its cover.

    You don't know this. You are just guessing. They might be absolutely desperate and might snap your hand off. Go for it.
