Garage conversion - title deeds changes?

Hello I hope someone can help me. Apologies if in the wrong section.

I am considering converting my internal garage to a room (dining room, family room).

Do I need to inform my mortgage company of this and do I need to get the title deeds changed to incorporate this conversion?

If so how do I go about it? if solicitors involved how much would it cost in Scotland for legal aspect?

Strictly, you should inform the mortgage company, but its not a big issue and most people don't bother.

We changed our garage to living accomodation and have to say I never thought to tell the mortgage company! I will check tomorrow now! However, I did remember to notify the insurance company, we added another external door. There was no increase in my premium and I got them to put it in writing that I had notified them of the changes.

strictly speaking, you should inform the mortgage company of any major changes to the property.
in reality, no one ever does.
ive never heard of anyone doing it.
