Now, now Dizzieblonde. The OP only made a casual enquiry. There's nothing in this thread to suggest that they were unwilling to pay for the repair or that they thought the tenants had been negligent in any way.
I'm all for censuring poor behaviour on either side when it's warranted but in this particular case there's no evidence of any, bar poor/lack of any communication, surely?0 -
Looking at it from the tenant's point of view, they might have wanted it brought to your attention because it is only minor damage now, but if it is left for a few years, once the wallpaper is ripped it is likely to get worse over time, so they are worried that when they leave they will be asked to pay for complete redecoration of the hallway.
As a landlord, I've have thought it would be in your own interest to have a look at it, and see if it can be easily fixed.0 -

There's LOADS in the post complaining that the LL might have to pay to stick a bit of wallpaper back on the wall! If the poor tenant fixed it themselves they'd probably get hammered in depositville for NOT reporting it - you literally cannot win with some landlords.
I report EVERYTHING that's even starting to go wrong with this house - I do it to cover my own back, and because the LL is so bad about repairs that it takes him three months to decide to fix a small issue, by which time it's become a big issue. I get sick of being treated as a pain in the backside for trying to protect his investment which he seems to think magically maintains itself.
At one point I would have just fixed stuff myself - but after the way he treated us over the water leak in the roof (making out I was unreasonable for ringing up and warning him there was a problem developing and leaving it till it became a downpour, then refusing to repair the decor afterwards) - nope, now I'll report it, keep my end of the bargain and if his house collapses around him - I'll be watching from down the street.

Except the OP's tenants didn't report it. The LA did, when they did a periodic inspection.
It really depends on why the wall paper is coming off the wall as to who is responsible.0 -
Just get it fixed. It's part of being a LL. You can set the costs down.
If you were talking about a whole sheet torn and hanging off or paper bubbled up over a radiator ,which may indicate a T steaming the washing off, then there may be an issue worth the fuss.
It's probably taken the OP longer to think about it and post on here than it would have to get round there and get it stuck down/repapered.0 -

i do not and have not ever thought of my tenants that way. the tenants decorated themselves when they moved in which is why i wanted to know if it was my issue. all i wanted was a yes or no which i got from the first reply. surely there was no need for the tone in some of the other replies.

If the tenants decorated, then your issue will only be the state that it is in when they come to leave. I can't see you have a duty to repair - but it might bite you in the bum if you don't do something about it now.
