GAZUNDERING !! Is it really back again?

No she doesn't have to gazunder at all. She has to make a realistic offer in the first place and stick to it.0
-
..and then gazunder at the last minute to get it even cheaper.0

I'm a firm believer in "do unto others as you'd have done unto yourself". What goes around comes around. I've been gazumped in the past, and walked away rather than upping my offer, despite losing solicitor's etc fees. I could have afforded to match my competitor's bid, but my view was that if the vendor was willing to go back on agreements, then they weren't the sort of people I wanted to do business with.
If someone gazundered me, I'm afraid they'd get the same response...wouldn't wish to impose such people on my neighbours.
Financially irrational? Possibly. I like to think there's more important things in life than money (what am I saying - Martin will cancel my membership...)I really must stop loafing and get back to work...0 -
to add to the Scottish story earlier, I'm in the process of buying a place in scotland. I thought that it only becomes legally binding once the missives (legal paperwork) is completed. I put an offer, with an early completion date of 25/2, in through a solicitor to the agents on 31/1, was told of my success on 1/2, then didnt hear anything for a week. after 2 weeks and several calls, no one seemed to know who was acting for the seller. The solicitor whom we all (me, solicitor and estate agents) thought was acting actually wasnt. Only a few days ago the 2new" solicitors got in contact with my solicitors to start the ball rolling. This means i will not be in by 25/2 (as was stated and agreed to on the offer) thus I will be losing an income for a period of time (maybe delaying it by 3 weeks or so?) However, until the solicitors have done the "missives" no one is bound so I cant claim the loss off the seller.
whilst this sort of thing is almost unique, it shows that even in Scotland an offer/acceptance alone is not binding.
If this is wrong and someone can correct me, please do.....i'd love to be able to get 3 weeks rent off the seller!!!Anything I write is based on my opinion only. Before acting upon any advice from anyone on a forum further professional advice should be sought.0 -

I totally agree.
When I shake hands on a deal, that's the amount I buy/sell for. What price integrity ?0 -
Whew, when I read Bunking Off's post and found myself nodding in agreement I thought I was going to be struck off the boards
Glad to know I am not the only one.Organised people are just too lazy to look for things

Nice to know there are others out there who have some integrity!0

I put in an offer recently (it was not accepted!!! :-( ) and agent wanted me to promise that I would not gazunder or pull out because of another property...And I think that's fair. You wouldn't like that if someone did that you, so why would you do that to someone else? The quickest way to double your money is to fold it in half and put it back in your pocket. :rolleyes:0
