Compliance Certificate gas boiler

Hi all,
I am hoping to move house very soon and the solicitors representing the buyer have asked me to provide the gas compliance certificate for the combi boiler that was fitted around 2007.
I have reserached and read other threads here about this but my query is....i wasn't supplied with the certificate and .....i have contacted the corgi installer and he has told me that he cannot now apply for the certificate, as it was 2007, BUT he could come around and inspect the gas system, including the boiler that he fitted and issue a gas safety certificate. He says that this will be sufficient and is effectively the same as the compliance certificate that should have been issued.

Does anyone know for sure if these are one and the same and will be acceptable please.:(

  • It's not the same.

    What the buyers want is a certificate to show the installation of the boiler complied with the Building Regulations at the time of installation (particularly Part L, conservation of energy).

    If the installer did not provide this certification at the time then a retrospective application will have to be made (by you) to Building Control. A fee will be payable to Building Control. It would not be unreasonable to seek to recover this fee and associated costs from the installer, as he failed to do his job properly. You might also wish to put in a complaint to the gas safe register.

    Otherwise the buyers may want an indemnity insurance policy against the council taking action.
