Need to exercise tenancy break clause, help and advice needed please.

It is pretty hard to time expiry of a tenancy agreement with Completion date on a purchase exacly. Most people have to either
pay rent for a short period after they move out because their Completion date was 'too soon' or
find somewhere temporary to stay because their Completion date was 'too late'.
You can, however, agree anything date-wise with your LL provided she is amenable. Agree amended terms for the break clause to adjust the leaving date. Doing this early means she has time to line up a new tenant for the amended end date. Doing it last minute means she probobly already has a new tenant in line so is less likely to agree.
Or she might simply refuse altogether.0 -
I have a 12 month tenancy with a six month break clause and I have to give two months notice. When I signed the agreement the agent explained that if I wanted to leave at six months i'd need to give notice at four months which i've done. She no longer works there and the agent has now said I'm unable to give my two months notice until I reach six months meaning I can't move out until eight months. The clause is a little ambiguous and it seems to read that i'm unable to exercise my right to move out until the six months has passed but the agent is adamant that it means i'm unable to exercise my right to give notice until six months which goes against what I was told when I signed it. Can anyone help as I really need to move out at six months.0

You will get more responses if you start your own thread. If you do, note theartfullodger's advice in post two.theartfullodger wrote: »Please post the exact full text of the break clause: They are notoriously difficult to get right!! (And if wrong you might be able to challenge the restrictions..)
Cheers!
