    Let's get this in proportion! It sounds like this is a pro-active landlord (far preferable to the 'absent' landlord) who is doing things for the benefit of the tenant. Yes, entering unannounced is a step too far, but polite words were exchanged and he's modified his behavior. What's the problem?
    Far better that than a LL who can't be contacted or ignores complaints or doesn't respond to requests.

    The sign is a bit over the top but does it really matter? Take it down, keep it, and put it up when he next asks to come round!

    The major concern is if the blockage was in a communal drain, re-occurs due to the neighbours, but is blamed on the tenants. My advice would be to write to the LL so there is something on record, denying putting condoms/sanitary towels etc down the lavatory, and suggesting the problem might have been in a communal drain, caused by a neighbour.

    Keep it friendly and polite.

    If no futher blockages occur, fine. If there is another, refer back to the letter and take it from there.

    i agree wholehearedly with GM - maybe it was the last tenants who deliberately blocked the toilet - i have seen/heard of this several times
  • To be fair, the landlord usually only turns up if there's something needing done, and now most of the initial teething problems are out of the way, he hasn't been around so much. He has been unbelievably helpful in the past, and I can't fault him for that...it's just this incident that's got me a little riled. I think I will ask him if it is a communal drain or not, as my house has houses either side, so I guess it's possible.

    I repeat: Write him a polite letter. Doing it in writing can be just as friendly if you word it right, but is more formal and means it's on record. A telephone conversation, email or text is meaningless in 6 months time.

    So is a letter tossed in the bin. Sounds like a one man band buy to let venture rather than a letting agents that will actually stick stuff in filing cabinets.

    Somewhat reminded of my partner's experience at work of Head Office returning a bonus payment form saying the invoices were missing when they were included and clearly the office conveniently "lost" them, probably hoping the bonus would be forgotten about.
