Blocked Drain

ill try to keep it short.
my house was converted from a dentist sugery about 15 years ago( we moved in about 4 years ago) it is a detached house.
basically the drain outside keeps over flowing, this is the waste water from the kitchen, i.e sink, washing machine and dishwasher.
weve tried everything down in from mr muscle to soda crystals. weve also had my friends brother who is a plumber have a look at it.

im quite happy to put my hand down and clear anything out but here in lies the problem. i think the drain has been connected wrongly when converting the house. as the over flow is coming out of a square drain which has a guttering pipe going into it, so there is no room to put your hand down to fix it.
im loathe to call someone out as i know how costly this can be.
does anyone have any suggestions?

    this is another problem, because of the guttering pipe, there is no room to put down rods. also the guttering pipe is that old thick metal, not plastic

    There must be a manhole somewhere nearby.

    Find it and put the rods down it, pushing them upstream back towards the square drain you are referring to. If there is a simple blockage between the square drain and the manhole, nine times out of ten rods used in this way will clear it.

    thanks, cant recall any man holes nearby but will have a look and try this
  • The guttering and kitchen waste pipes should not go into the same drain.
    You need to find out were this drain goes and what water it should be taking and divert the other one.
