Help with finding private rented property...

Hopefully your collective wealth of knowledge will help me out.

Ok I'm looking to find a cheaper rented property and trying to build a 'todo list' of places the check etc cos I'm running out of ideas...
Mr lbm is currently unemployed but would pass credit check if working, I won't as br
We've got on the council housing list but know that could take ages..

Found a local housing associations (Drum) but they rarely have private rental
check local newspaper
check local shop adverts
online - gumtree (but lots are agents)

I've already had on unpleasant response from an agent I spoke to :( so guess many of them will be out of the question
So please help with any other ideas, websites or other places to look -

tbh I don't fancy venturing over to the renting board and it also may make a useful thread for anyone else br in a similar situation.

    Just beacuse one agent gave a negative response, doesn't mean all will.

    Being BR will obviously make renting harder, but not impossible.

  • some are ok with br, and most are if you can stump up 6mths rent in advance.

    i will have this problem in 2011 when house is sold due to br.
  • Spareroom.co.uk is worth a look. Although a lot are single rooms you can specify whole property.

    Out of cash - as soon as mr lbm is working he'll be able to start saving for that 6mth deposit.

    When you search on the Gumtree, you can tick the option (in the left hand column) under 'options' for private or agents, so just tick 'private' and it'll exclude agencies.

    We came across the same problem renting when both myself and partner were declared bankrupt. Where we lived previously we did arrange to rent through an agency as the owner of the property was partly accepting of our situation so we came to an agreement to pay the desposit and 3 months rent upfront. This obviously added up to a lot of money which we had to borrow from a family member. Having said that it is much easier to rent privately as agents seem to require credit checks even though you make it clear that there is no point and they charge you for the privilege!

    We found our current home to rent on Gumtree after hunting for a while and the option to select just private advertisers was invaluable as you do find that most of the properties advertised are with agencies.

    We only secured the house we rented because we saw the ad a matter of hours after it was posted, arranged to see it the following day and were the first ones in (they had 3 more people to view after us) It was a breath of fresh air to only have to pay the deposit and 1 months rent in advance with no application fee! We didn't mention BR to the Landlord as we didn't see it as relevelant as we have always paid our rent and we regard it to be the most important bill to pay each month!

    Just remembered that the other problem that we have had with renting is the fact that we own 2 cats! The house with any agency we rented said no pets but the previous tenants had a cat and dog in the property so they agreed to change it with the Landlord. When we moved into our new home last month once again the agreement said no pets but the previous tenants had 2 cats aswell so we reminded the landlord of that fact and he removed it from the contract. I don't understand why nearly all landlords don't accept pets. If any damage it caused by them then isn't that what the desposit is there to cover. It seems mad is this day and age when every other person has a pet!
