    Ahh the old "it came off in me hand Chief" ploy eh?

    I think you are all barmy. Noone has any idea what unseen damage in terms of stress and invisible hairline cracks this impact has had and treating the point impact may look OK and will be all very well until it results in a flooded kitchen.

    How much is a new bath?

    How much is a single row of tiles?

    How much is one man-days effort to remove old and replace?

    Add 'em up, check against excess on policy. Find that theres probably not that much in it and even if its double it doesn't matter because the lodger will be sharing half the bill anyway - won't they?

    In any event you'l increase next years insurance premium (which are currently going through the roof anyway) where it won't be worth your while financially to claim for this small job.

    Forget the insurance - just get it replaced now and don't faff with repairs until ins co get off their bums.

    Wallbash, they want everything sent by post. E-mail would suit me better but they have said it is to be by post. My insurance company is one of the big supermarket chains and I have never claimed with them or any other household or car insurance before (my car is also insured with them).

    Keystone, the lodger is giving it the 'poor me' it just fell off the wall act and I won't be asking her for half the money - I would prefer it if she just moved out as she is a total muppet but that's another story.

    I have 3 plumbers booked to come round for quotes on Monday and one tomorrow so I will have an idea about the cost involved. I think my excess is £125 or £150 so if the whole lot wasn't too dear I might just bypass the insurance for speed. I guess it will depend on what the plumber thinks needs done.

    As she is a lodger not a tenant you can kick her out with no notice at all.

    I suggest you either ask her to pay for half the repairs or give her 2 weeks notice ( if you don't have a contract for longer) to leave.

    She will carry on destroying your property otherwise.

    Oh and see if you can join a gym for a month and go before work. If you can forbid the lodger from using the bath and shower. ;)
