Leak in conservatory - opinions please :)

Hi,

We had a new conservatory built earlier this year. The recent heavy rains have highlighted a leak in one of the corners where the roof connects with a one-story extension. The conservatory roof sits below the roofline of the extension, and our house is rendered. I am including photos to show the extent of the leak (there are shadows due to flash, but hopefully the leak is obvious), plus the flashing/render above the conservatory roof.

We are currently waiting for the building company to pay us a visit. In the meanwhile I would be very grateful for any good advice on how a situation like this might properly be put right --- should the flashing extend under the roof tiles, for example??? I'm obviously worried that the cracks in the render might be leading to the problem :-/

    When I lean out of the bedroom window above (very carefully!) the flashing looks properly sealed... no obvious area for water to get in. This is to my untrained eye of course! I remember that the builders cut a strip from the render and the flashing was sealed into it using some kind of grey stuff (liquid metal?!). There's a layer of clear sealant over that.

    Someone has suggested to us that the water might be seeping under the lower edge of the flashing by capillary action? It does seem to extend down the length of the roof line but it's not clear where it's getting in....

    the corner where the flashings meet below the window looks messy, there's bound to be a route in for water somewhere in that! especially if there's wind blowing toward it...

  • The corner is the most likely place... but it's hard to see it properly and even more difficult to reach! Sigh!
