jo - frankly yes - what planet have you been living on? Prices are negotiable, and becoming more and more so in many areas despite what some people would like to believe.
The buyer sets the price in a stagnant or falling market, in fact the buyer sets the price in a rising market too.
to op - i think your offer is very very reasonable and supposing your not urgently needing to move you should probably wait and see for a few more weeks. It would also be interesting to see what a surveyor values it at - it seems quite a lot are being more conservative at the moment (covering their back sides probably)!0 -

I agree, you're lucky to get £2k off the asking price for an average house. Maybe it's an up north thing or a complete wreck of a place to try for 10%?0
