2nd viewing and no feedback

Couple came to do a 2nd viewing on our house over a week ago and still no feedback or word on offers or even a call to say thanks but we've found something better.

They seemed very keen and said that they could see themselves in our house and would be in touch. Surely there is cautious and plain indecisive.

Surely if you wanted it or didn't you'd be kind enough to give feedback either way!

Anyway rant over

  • Unfortunately you may find that is how it is. We probably had around 15-20 viewings before we sold our house, at least half seemed keen but then didn't come back with any feedback at all. It's often the EA's fault for not chasing up properly.

Not sure it's the agent or not. The viewers were slow to come back 1st time round but when they did said yes they did really like but was early days etc. A week later they arranged a 2nd viewing.

It's just so frustrating. I've always given feedback especially if I've gone to the trouble of viewing something twice.
  • Perhaps they are waiting to see if you give an indication of your impatience, to guide them in their deliberations on an offer..?

If they want to get a large reduction in price, they won't want to appear too keen.

I've seen a few properties recently and over half the occasions I didn't get a courtesy call the next day. There was one which I quite possibly could have put an offer in on, but no call from the agent and I had some concerns over the area so went off the boil. I wonder had I got a call I might be proceeding now?!

If you want a property you've viewed, the idea is you call the EA to arrange another view or put in an offer. Yes, they should really chase for any feedback if they've not heard anything, but it's up to you to call them if you want to put in an offer (surely?). Hey, maybe it's just me...!

We had loads of people interested and saying they were coming back for 2nd viewings, and one last time round that did have a 2nd viewing, and not all will get back to you. Our EA said '3 strikes we stop chasing'. They chase everyone 3 times and if people don't get back to them after 3 messages, they stop chasing. There are just so many timewasters out there, or people who aren't in complete chains yet so can't actually offer, they can't really chase forever.

Hopefully you'll hear something soon. Do you know their position? They might frantically be trying to sell to get yours...

Either they want to buy, in which case they'll make an offer, or

    they don't want to buy.

The slowness to come back... could it be you're their plan B?

We've always been honest with EA feedback - even if it's yes, we're interested but there's something we're more interested in at the moment (if you get what I mean) - but the EA who rang us 14 times chasing DID get our backs up somewhat!

Also, I tend to be quite positive during viewings, especially if the owner is present, often just out of politeness. I will often say "your house is lovely", when I really mean "what an absolute dump, and you're asking 30% too much".

I was just about to say this. You might find things work better if you aren't around for viewings.
