    Find a local which is reputable in the area. Ask family, friends etc who have bought recently.

    I love using the internet for a wide variety of services, and i am sure people have good experiences with online conveyencors, but i would be far more comfortable (as i done recently) going through a reputable solicitor who has a good reputation locally and you can physically see them.

    This is one thing you should not skimp on in life...

    As a cash buyer it is totally up to you which searches you get done. Conveyancong costs should be adjusted accordingly.
    A lot depends on the property and the area - some are obviously higher risk than others.
    Also depends on your local knowledge.
    In a typical suburban road it's not hard to see the drainage set-up. In an isolated rural setting it's more difficult unless you live next door and already know!

    You can gleen a lot of information by talking informally to neighbours, the postman, the local Planning officer at the council etc. but at the end of the day it's a risk Vs cost decision.
