Advice over valuations, eas etc

Some of you may remember that im gearing up to sell with House Network. Ive paid them 199+vat for them to come over & do the photos on tuesday.

However, Ive taken advice from on here and booked 3 local EAs to come over & do valuations.

Now I like to think of myself as fairly property savvy ;) but the 2 valuations that Ive had this morning have been SIGNIFICANTLY higher than Id anticipated. Both very similar indeed.

Im reluctant to discuss figures on here, as as we've seen a few rather unpleasant comments made tom moneysavers who are selling up, so Im not going there. YOu know who you are you meanies :p

So what IM asking really is

Am I right that I take the average of the 3 valuations, and then pass this figure onto house network?

Has anyone else been shocked by high valuations.

I do take the point that of course everyone is out to impress me etc adn they are salespeople and they want to get me to go with them blah blah.

So how to play it?????

    Lynz, when I sold my last property I had 3 valuations, with a £30,000 difference between the highest & lowest. After a very short debate with myself, I went with the highest & the property was sold within 3 weeks. Someone did try to guzump for over the asking price after I'd accepted an offer, but I refused as I don't play this dirty game.

    You've had 2 agents give you similar valuations so if I were you I'd take it they know their market & give it a try with the higher price. You can always adjust it down if you don't seem to be getting any interest & with luck you will end up with a figure that is much higher than you've been hoping for up to now.

    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Hi Lynz!

    We are in the same boat - £15k difference. We opted with the higher figure and then knocked off a few thousand so it seems competitive in comparison with other properties in our area. We took into account unrealistic valuations but, as I negotiate for a living I am very much of the view that you can always reduce the price, but you cannot increase it once its on the market. If you are in a hurry to sell then knock a few grand off the price to try and achieve that quick sale, if not, put it on for the full figure and sit and wait to see what happens.

    And as for the meanies - Bah Humbug.

    I just feel a bit :eek: about it all really

    Theres not a big difference in valuations at all. In fact the first one I got shocked me so I thought she must have been overvaluing to secure my business. when the next guy said very almost the same figure, I couldnt believe that much either. So if 3 agents all say the same figure- am I right in thinking I put it on as that, even if in my own mind I think its way off.

    lynz - have you looked on the Sold prices websites ? this may reassure you about the recent sales in your street/immediate locale - best of luck !!!

    Must be the Stratford effect kicking in. If you are in no particular rush, put it on at the highest valuation.

    Sales to asking price ratios in your area are 95%, so expect to achieve somewhere in that region.

    Sorry to be a pest, but Ive just had the 3rd guy round

    He valued at much lower than the 2 yesterday. And he had printed off nethouseprices stuff which Ive already seen. the thing is the other properties on the road are different to mine in the fact that they dont have a garden, only juliette balconies. The rooms are smaller, but they have ensuite.

    He said at that price he gave me - he would personally guarantee ( how on earth can he do that!) a buyer in 2 weeks, and offered me sole agency for 1 month only.

    he believed that there was nothing exrtra that I need to do to the flat, its perfect.

    He said other EAS roun here always over value - he said that what they had suggested it was worth ( even though I didnt tell him what they had valued at) would break the ceiling price of the road.

    On a personal level I felt he was a bit full of patter. "im not a standard EA, Im different from all the rest of them".

    Now Im confused.

    Number 3 sounds like an idiot. Why is he different? If he were, then you'd notice.

    On our Crystal Palace flat, the first agent came in with what I was expecting but was very negative about the flat; the second higher and the third way higher than my expectations. I had a very serious conversation with number 3 as he was by far the best salesman of the three and I was wooed but not willing to be sucked in. I grilled him but he was so super confident so I gave him a shot and he sold it twice over in two weeks.

    Try giving the two agents a grilling and discuss shorter contract terms to establish if they really are that confident. Even if you're not going with them, you want to get your price right.

    The sale has fallen through due to wrangles with the management company but we're well on the way to sorting them out and the flat is back on today at a higher price again. I suspect the Stratford effect is much the same as Crystal Palace and I am truly astounded that prices continue to rise at such a rate. Frightens me actually.

    When I sold my flat I researched what the prices in our road were and then found out what other sellers wanted for the same property. There were 2 identical flats on the market at the time, they were selling at O/O £95K but were wanting £105K-£110K.

    So I put mine on at Fixed Price of £105K, and had it sold in 3 weeks, when I spoke to the buyers they said they were fed up playing games with the O/O price and found a fixed price a refreshing change.

    2 months after my sale both other flats were still on the market and had gone to fixed price.


    £105K gave me more than enough money to move to the area I wanted, sometimes I find EA's are using greed to get business.

    June 07 - £96,000
    June 08 - £90,000 TARGET
    June 09 - £85,000 TARGET
