supporting wall question builders quote is 2k !!!!!!!!!!!!

we are taking down a supporting wall, it needs an rsj,

the builder has quoted us nearly £2k for the job of knocking down the wall, inserting a steel rsj .. no pillars, this includes a structural engineer drawing for the the council and an engineer drawing to sign it off correctly

it sounds very steep to me, the wall is 3m long

any views please

  • Make sure you get a number of quotes from reputable builders; I would suggest at least 3 quotes and take it from there.

    From the quotes you should see some sort of similarity in the price.

    You are looking at about 200 to 300 for the engineers calc and cover it provides. About the same again if you need two beams to support a double skin wall.

    You don't say if this includes building reg fee?

    Does it include making good and plastering after?

    If so, with vat it seems fairly reasonable, but exactly what is included needed before any firm conclusion can be drawn.

    £2k for a 3M beam, including all drawings seems an ok deal to me. The steel itself will be a few hundred quid, then delivery, removing the wall, clearing rubbish, etc, and a number of days work for a couple of guys at least. Saying nothing of the fact that you are also paying more than minimum wage for skilled work.

    Seems ok to me. What were you expecting?
